The Lewis County Board of Commissioners on Tuesday, April 8, passed a resolution giving final approval for a proposed subdivision on the west side of Centralia dubbed Providence Heights.
The proposal splits the 15.8-acre property, owned by Tenino-based DRP Holdings LLC and situated along Cooks Hill Road, into 22 plots for single-family homes.
The proposal further requests that the new subdivision, which sits within the City of Centralia’s unincorporated urban growth area, be serviced by a City of Centralia water main extension and independent septic systems.
The preliminary plat — a detailed map or plan for a specific piece of land — was submitted to the City of Centralia in November 2022 and was unanimously approved by the Centralia City Council in May 2023 before being approved by the Lewis County Board of Commissioners in July 2023.
The City of Centralia gave final approval for the plans in February before sending it to the Lewis County Board of Commissioners.
According to city and county documents, the plot of land is zoned for low-density residential use, which allows no more than four plots per acre. The nearly 16-acre parcel could legally support as many as 63 plots; however, the smallest proposed plot size is 20,000 square feet, which is almost double the minimum required.
According to Washington state law, if the application meets the terms of the preliminary plat and all other requirements of state and local codes, final approval must be granted.
“Lewis County departments of Public Health & Social Services, Public Works and Community Development have confirmed that the final plat meets the county conditions of preliminary plat approval,” reads the county resolution.
The Providence Heights subdivision is one of six active subdivision planning projects currently listed on the City of Centralia website.
